Some developments try to impress you the moment you walk through the door. The Highgrove, rising in Mohammed Bin Rashid City, makes its case before you even reach the entrance — with a crystal-clear lagoon and green landscape doing the work most towers reserve for their ground-floor reveal.
A Height Chosen Deliberately, Not Defaulted To
Ellington Properties, the design-led developer behind this project since its founding in 2014, built The Highgrove as a 35-storey tower — a G+35 structure across four podiums, holding 291 units in total. That’s a scale chosen for a reason: tall enough to command genuine views of Downtown Dubai’s skyline and the Ras Al Khor Wildlife Sanctuary, without tipping into the anonymity that comes with height for its own sake.
Designing With Nature, Not Around It
Biophilic design isn’t a phrase I take at face value very often — it gets used loosely across too many developments. Here, it shows up in the actual architecture: floor-to-ceiling windows, expansive balconies, and landscaped terraces that connect interior living space directly to water and sky rather than treating a view as an afterthought. The unit mix runs from one- and two-bedroom apartments through duplexes, penthouses, and a dedicated sky villa — sizes stretching from roughly 800 to nearly 1,200 sq. ft. in the core apartment range, with the larger formats extending well beyond that.
Why the Numbers Support the Vision
Entry pricing starts from roughly AED 1.9 million, on a 70/30 payment structure — 70% through construction, 30% on handover, which is set for Q4 2027. MBR City has been running average rental yields near 8% as of early this year, and a purchase here carries eligibility for the UAE’s 10-year Golden Visa — long-term residency that extends to an investor’s family, not just the buyer. That combination of yield, visa eligibility, and a design language that actually differentiates the building is what makes a project like this worth my attention.
The Location Does the Rest
MBR City’s advantage has always been proximity without compromise — Downtown Dubai and DIFC within easy reach, Ras Al Khor Wildlife Sanctuary next door, and access to Al Ain Road and Ras Al Khor Road keeping the rest of the city close. Few addresses let a resident choose between urban immediacy and a genuine green, waterside outlook. The Highgrove sits precisely at that intersection.
I don’t advise on every tower that reaches for the word “luxury.” I pay attention to the ones where the design decisions and the numbers are actually telling the same story. This one is.
