Object One Real Estate Development set an estimated handover of Q2 2026 for Evergrin House, and what struck me most was how consistently construction has honored that promise — piling complete, sub-structure finished, floors climbing steadily through 2025 exactly as planned. A near-term handover only means something if the construction record actually supports it. Here, it does.

Letting the Market Confirm the Thesis
Recent resale transactions have seen studios trade between roughly AED 2,340 and AED 2,670 per square foot, with one-bedrooms in the AED 2,200 to 2,420 range — figures that have held, rather than softened, as the building approaches completion. I’ve watched enough near-handover projects to know that pricing often dips right before delivery, as early investors look to exit ahead of handover fees. Evergrin’s resale data tells a different, more confident story.
Designing Around Green, Not Around It
The building’s floor-to-ceiling windows and the greenery worked through its lobby and communal spaces weren’t afterthoughts layered onto a finished design — they were part of the original brief. A health club anchored by a full pool deck, a dedicated kids’ pool, and a proper gym and sauna reflect the same instinct: build for how residents will actually spend their time, not just how the building will photograph.
A Neighbourhood Hiding in Plain Sight
Jumeirah Garden City rarely gets the attention that Downtown or Business Bay commands, and I think that’s precisely its advantage. The Museum of the Future sits 1.1 kilometres away, La Mer just 2.2, DIFC under 2 — all reachable on foot, alongside dozens of cafés and restaurants within a five-minute walk. Advising on land and developments across this city has taught me that the neighbourhoods people overlook are often the ones with the most room left to prove themselves.

A central location, a construction record that has kept its word, and resale pricing that continues to hold — that combination doesn’t present itself often, and when it does, I don’t wait to act on it.
